Hello,
I have an addition to the house that is on pilings over a dirt floor with about 18" of crawl space underneath. The room above at times smells musty. I think there are 2 things that should be done. Stop the moisture from coming up from the ground and also keeping the water away from the area.

Its a garage under colonial. The garage is separated from the "basement" side by drywall. The garage side smells tremendously wet, although there is never standing water. The basement side doesn't smell, but I can see some effervecence on the wall.
