Half of our basement is finished, half is not. The half that is finished is sunken in about 1-2 feet more than the unfinished section. We have been in this home for almost 3 years and never had any water issues until the heavy rain ~Dec 9th where we got 3-4 inches of water in the finished portion. We do not have a sump pump. We are in an area that we know (from neighbors) has issues with high water table.
We are one of two townhouses which are attached. They are new construction. There is a perforated drain around the perimeter of the homes. The neighbors recently installed a sump pump as they had issues too. This recent rain was over flowing the whole perimeter and the private catch basin on our property was overflowing too.
