Chatham, MA Foundation Repair for Returning Client
Challenge
This returning client of DryZone's began noticing issues with cracks in their Cape Cod basement; at first, they were just leaking some water in. No problem, as DryZone is a specialty waterproofing company. But when the homeowners began to notice the cracks were multiplying in both numbers and in their depth/width, they knew there was likely a bigger issue at hand. Our inspector, Rick, went out to perform a thorough inspection and evaluation of the property to help identify the root cause of the issue and come up with a comprehensive plan of repair.
When he began his inspection, Rick recognized that the cracks forming in the foundation were more severe than the homeowner may have realized. These were not just cosmetic issues anymore, but had developed into a structural concern with the integrity of the foundation. In speaking with the homeowner, Rick determined that the next steps they should take involved stabilizing the home and protecting it against future potential shifting.
Solution
While this is a more involved process than our typical scope of work, typically the longest parts of this process are obtaining the correct permits, having external inspections done, and securing the proper equipment (and operators for said equipment) so that the job can be done well, and done right the first time.
Digging around the perimeter of the home with an excavator, to expose the foundation and the footings was performed, so that new push piers could be installed to help level and stabilize the home. Poly-level and poly fill were applied to perform the lifting procedure, and to help close the gap between the existing cracks in the foundation once the lifting procedure took place. The portions that were dug around were backfilled with the same dirt that was removed, and DryZone came back out to re-install the WaterGuard and sump pump system from previous years - so the customer could continue to be protected against water issues with their safe, newly-stabilized foundation. No more fear of structural issues for these folks!
